Panattoni Park Białystok is the first class A warehouse in North East Poland
Panattoni Europe activates Eastern Poland. After Rzeszów and Lublin, the warehousing map of Poland expands again to include Białystok – the largest and fastest-growing city in Podlasie, a supra-regional academic and scientific centre. It is the location of the region’s first modern class A logistics and industrial space complex – Panattoni Park Białystok, featuring in excess of 41,000 sqm. The park is a multi-tenant facility suitable for a range of industries – from logistics to production. Because of such flexibility, 60% of the space has already been spoken for. The symbolic opening of the park was inaugurated by one of the tenants, Poland’s largest comprehensive logistics operator, ROHLIG SUUS Logistics, on 13 December in the presence of local entrepreneurs and authorities.
ROHLIG SUUS Logistics is a long-term client of Panattoni Europe, pursuing a strategy of developing contract logistics capabilities in key locations all over Poland. To date, the company has leased a total of 85,000 sqm in the developer’s facilities, including 3,000 sqm at Panattoni Park Białystok. ROHLIG SUUS Logistics is the first comprehensive logistics operator to enter Podlasie with contract logistics services, i.e. operations related to storing and custom packaging of goods. Adam Galek, Member of the Management Board of ROHLIG SUUS Logistics explains: “Over the past 10 years of our presence in Podlasie, we have observed stable growth across the region and its growing demand for professional logistics services. The decision to launch contract logistics services in Białystok is an essential element of the development strategy of ROHLIG SUUS Logistics. Hence the decision to move our existing branch to a larger, modern, high-bay storage facility”. Grzegorz Pawnuk, head of the Białystok branch of ROHLIG SUUS Logistics adds: “We are prepared to increase capacity due to the growing volume of trade with China along the New Silk Route. We are also planning to open a customs agency soon”.
Panattoni Europe is the first developer, in fact the only one to date, to decide to venture out of the main logistics locations. According to Marek Dobrzycki, Managing Director at Panattoni Europe: “Panattoni Europe’s presence in emerging markets is our deliberate strategy of staying close to our clients and their needs. The dynamic growth of e-commerce and the development of infrastructure in Poland make locations such as Białystok a natural choice for the logistics sector, and therefore for Panattoni Europe”. He then goes on to add: “Today, Podlasie is a dynamically growing part of the country, in the vicinity of its eastern border. The region attracts many investors, from both Poland and abroad, and Białystok itself has a lot to offer, too. The presence of universities here, access to a qualified labour pool and the investments undertaken by the City are just a few of its advantages. The new north-south Via Carpatia route will not only consolidate Eastern Poland and remote regions that have been difficult to access, but will in the future act as an important transport route along the eastern border of the European Union. It will make possible the flow of goods between the Baltic States and the south of Europe.”
Panattoni Park Białystok is made up of three buildings, featuring respectively: approx. 3,530 sqm, approx. 22,320 sqm and approx. 14,480 sqm. The complex is situated within the administrative city limits of Białystok, near the city bypass and 60 km from the border crossing in Kuźnica. The site is approx. 1 km away from the European route E67 (road S8), connecting Wrocław, Łódź, Warsaw and Białystok, which guarantees a very good connection with major markets at home and abroad. Once the upgrade of the S8 expressway is completed, the city will grow in importance on the logistics map, and following the completion of the S19 road (Via Carpatia), running through the main cities of Eastern Poland and ultimately connecting Klaipeda in Lithuania with Thessaloniki in Greece, it is set to become an crucial industrial centre not only within its region. The fact that the park lies within the city limits makes for convenient access to and from the city centre, also by public transport as there are bus stops in the vicinity.
